Select Homes for Editorial Styling & Market Presentation

Some homes already have what buyers are looking for.
They simply need it to be seen. 


I work with a small number of carefully chosen homes to refine how they are read at first viewing and in photography, so what is already good becomes immediately legible, and emotionally coherent.

The homes I am currently selecting

 I am working with a limited number of properties that sit within this space:


  • Character homes with period or architectural detail 
  • Properties preparing for market photography or relaunch 
  • Homes where presentation is affecting perception rather than potential 
  • Listings where first impressions matter more than full refurbishment 
  • Spaces that would benefit from considered styling before launch 


These are often homes that feel “nearly there” - but not yet fully seen.

Homes don’t need to be louder to sell. They need to be understood sooner.

What I do on site

Each home is approached individually, depending on what it needs to read well.


This may include:

  • Spatial refinement and furniture positioning 
  • Light styling to clarify scale, flow, and use 
  • Editing and soft layering of existing pieces 
  • Introducing considered props or textures where needed 
  • Preparing key rooms specifically for photography impact 


The intention is always the same:
to make the home feel coherent, warm, and quietly compelling in image and in person.

Why this matters at listing stage

Buyers rarely fall in love with square footage.


They respond to feeling.


When a home is visually unclear, they hesitate, even when the structure is strong. When it is edited with restraint and intention, they understand it immediately.


This clarity often results in:

  • stronger first-week interest 
  • improved engagement on listings 
  • more meaningful viewings 
  • reduced need for price adjustment conversations later 


It is not about changing the home.
It is about removing the friction in how it is read.

Working together

I work closely with agents who care about presentation as part of their marketing strategy, not as an afterthought.


For selected homes, I offer short-notice styling support ahead of photography or launch.

 

Each project is taken on selectively, depending on fit and timing.

How it works (practical details)

To keep the process clear for both agents and homeowners:


Timing

  • Typically scheduled ahead of photography or relaunch 
  • Short notice bookings may be possible depending on availability 
  • Work is usually completed within a 1–2 day window depending on property size 

Access

  • Properties must be ready for styling access prior to photography 
  • Ideally occupied for efficiency, though vacant styling is possible where appropriate 

Fees & responsibility

  • Styling fee is waived for portfolio-selected properties 
  • Photography and videography are included for portfolio-selected properties  (usually charged @ £395)
  • Any hire items needed after the styling for photos can be quoted on the day

Styling scope

  • Includes on-site styling, editing, and spatial refinement 
  • Does not include renovation, decorating works, or structural changes 
  • Any additional sourcing or larger prop/styling requirements are discussed prior to confirmation 

Selectivity

  • Not every property will be suitable 
  • Selection is based on architectural character, presentation need, and timing within the market cycle
  • Must be based in Surrey

Homes with history. Homes in transition. Homes still gently lived in.

 We will review each home carefully and respond if it feels aligned.
